Spring is in full swing in the Santa Clarita Valley, and there’s plenty going on in May – from food and music festivals to family-friendly celebrations. The community calendar is packed with activities for all interests. We’ve also got timely real estate news and tips for buyers, sellers and homeowners as the spring market heats up.

- May 9 – Celebrate at Canyon Country Community Center. The monthly Celebrate cultural festival kicks off its May theme on the second Friday of the month. Enjoy international dance performances, music and tastes of global cuisine Santa Clarita Community Events
- May 10 – Boots in the Park (Central Park). Santa Clarita’s big country-music festival returns for “year three” on Saturday, May 10. Central Park will host headliners like Old Dominion, Nate Smith and The Band Perry, plus local food trucks and line-dancing fun Boots in the Park
- May 15 – SENSES Block Party (Old Town Newhall). The third Thursday block party in Newhall features a rotating theme each month. In May, Main Street fills with live music, food and arts vendors from 7–10pm
- May 23–25 – Newhallywood Silent Film Festival (Various Newhall venues). Film buffs can enjoy classic silent-era movies connected to Santa Clarita’s film history. The Newhallywood festival highlights old-time films shot around Newhall (1895–1930)
- Late May – Memorial Day Observances. Santa Clarita will host traditional Memorial Day ceremonies and parades (e.g. at Hart Park and Memorial Circle) over the long weekend, honoring veterans with community events and services.
Coming Soon: The City’s 2025 Concerts in the Park series (Central Park) kicks off in July and the outdoor City Cinemas in the Park movie nights begin in June

Santa Clarita’s housing market remains active heading into summer. As of early 2025, the median sale price here is roughly $788,000 (about a 2.2% increase over last year) redfin.com. Mortgage rates have eased slightly from last year’s peaks – analysts now expect 30-year rates to average in the low-6% range by year’s end fanniemae.com – but borrowing costs are still higher than a few years ago. In this spring market, here are some tips for different situations:
- Home Buyer Tips: Get pre-approved and be ready to act quickly. With the average SCV home receiving ~3 offers redfin.com, buyers should tour homes early and have financing lined up. Consider looking at emerging neighborhoods and new developments too – for example, the Sand Canyon Plaza project (“Pelona Hills at Sand Canyon”) is breaking ground on 119 new single-family homes and smaller infill projects (like 16 estate lots in Sand Canyon) are in the pipeline. Use a buyer’s agent to help prepare competitive offers and find value wherever possible.
- Seller Tips: Spring is prime selling season, so staging is crucial. Enhance curb appeal with fresh landscaping or a new coat of paint on entryways – Santa Clarita’s beautiful foothill views and outdoor lifestyle can be big selling points. Price your home realistically: homes here are still selling quickly, but inventory is slowly rising, giving buyers more choices. Work with your agent to compare recent sales and set an attractive price. - Current Homeowner Tips: Whether you plan to move or stay, late spring is a good time for home maintenance. Clean up gardens, service your air conditioning, and fix minor repairs – these small projects can boost resale value. Check your mortgage rate: if you originally financed at a higher rate, now may be a chance to refinance if rates have dipped. Finally, keep an eye on local market trends – talk with an agent about how your neighborhood’s home values are changing.
Local Development News Signal SCV
Santa Clarita continues to grow. A major new community, Sand Canyon Plaza (a.k.a. Pelona Hills), is under construction in Sand Canyon. The first phase will add about 119 detached single-family homes (1,800–2,200 sq ft) by late 2025, with sales expected in Q4. Nearby, plans for 16 upscale estate lots on 1+ acre tracts in Sand Canyon are also moving forward, reflecting demand for luxury homes in that area.
In Canyon Country, the long-planned MetroWalk housing project (near the future Metrolink Vista Canyon Station) is being scaled back and revised. Initial plans had called for up to ~498 units on 20 acres, but developers recently told the city that they’ll reduce and refocus the mix given current market conditions. The project’s specifics are still in flux, so SCV Council meetings this spring will update the community on the latest proposals.
Meanwhile, popular local attractions like the Old Town Newhall Arts District and COC Valencia campus continue to add events (art walks, night markets, college cultural nights) that make our neighborhoods vibrant and appealing. These community highlights can be great selling points when marketing a home – for example, proximity to Central Park events or Canyon Country’s new “Celebrate” cultural nights adds to the lifestyle value of local properties.
